Project: High Rise Development
Penang is one of the most developed and urbanised Malaysian states, and since the acquisition of Penang Island by the British in 1786, it has grown so much and developed into a free port, becoming one of the major entrepots in Southeast Asia. For the past five decades, Penang has been a Free Industrial Zone specialising in high-tech manufacturing in Bayan Lepas area. With the passage of time, Penang will grow further and has great potential to emerge as a new Business Central in the Northern Region of Malaysia, as well as one of the business gateways of the Belt and Road Initiative. This project aims to create a new business node, an iconic pioneer of the future Business Central in Penang, providing a prestigious business address to facilitate foreign investors and multinational companies.

The Site
The site is located at The Light City, a mixed development by IJM Land Berhad. It is a strategic and convenient location as there is an LRT Interchange Station 500m away from the Office Tower and many other amenities such as shopping malls and government institutions, surrounded by different types of residential properties.
Design Approach
The design of this office building aims to create a conducive environment where people love to work at. Unlike conventional office spaces, this scheme provides a place for users to live, work, and play. It is a home away from home during working hours. The new ways of working are implemented through intelligent and responsive working environment in this design.

Spaces are designed to cater for flexible activity-based working environment, complemented by digitised office space with technologies that provide real-time workspace insights. Common areas are tucked among private spaces to allow exchange of ideas, creating a mixture of informality, efficiency and connectivity.
